Scheduling & Response

What are your hours, and what if I have an emergency after hours?

We still answer our own phones Monday–Friday, 8 AM – 4:30 PM. After hours, leave a voicemail on our main line. For genuine emergencies, a dispatcher calls back and rolls a truck as quickly as we can.

Can I book online?

Yes, use the Contact form and we'll follow up within one business day. For emergencies, calling is always faster.

What areas do you cover?

San Francisco plus South San Francisco, Daly City, and Brisbane in our primary zone. We also serve the Peninsula (through San Mateo, Burlingame, Hillsborough, Millbrae), Marin County (Mill Valley, Sausalito, Tiburon, Larkspur, Corte Madera), and the East Bay (Oakland, Berkeley, Alameda). Services We Offer

What kinds of work do you do?

Three things: plumbing (residential and commercial, emergency and scheduled), HVAC and heating (furnaces, boilers, hydronic systems, radiant heat), and wellness solutions (water filtration, steam and sauna systems, hydrotherapy, luxury showers). We're one of the few San Francisco shops that does all three under one roof.

Do you do bath and kitchen remodels?

Yes, through Lutz Bath & Kitchen, our sister division, at the same 17th Street address. It's the only bath and kitchen showroom in the Bay Area paired with an active plumbing company, so fixtures are specified and installed by the same family. Do you handle commercial work?

Yes. Restaurants, offices, multi-unit residential, retail. We handle grease traps, commercial drain cleaning, backflow testing, and commercial boiler and hydronic systems. We don't take on medical or laboratory plumbing.

Do you do trenchless sewer repair?

Yes. We offer trenchless lining and pipe bursting for sewer laterals where pipe conditions allow. Every job starts with a camera inspection to confirm which approach is right for your specific line.

Are you a TOTO dealer?

We're San Francisco's only Factory-Trained Authorized Service Representative (ASR) for TOTO, including NEOREST and WASHLET smart toilets. Lutz Bath & Kitchen sells them; Lutz Plumbing installs and services them. See our TOTO NEOREST buying guide for model comparison and install prep.

Licensing, Permits & Insurance

Are you licensed and insured?

Yes. We hold CA License #503971 and carry general liability plus workers' compensation insurance. Certificates of insurance available on request.

Do you pull permits?

Yes. For any job that requires one (water heater replacements, gas work, sewer repairs, remodels) we handle DBI and SFPUC coordination. Final paperwork is handed to you when the job closes.

Are your technicians in-house?

Yes. Our plumbing technicians are Lutz employees, trained in-house. For remodels we occasionally partner with trusted electricians and tile setters, vetted to our standards.

Pricing

Is there a dispatch fee?

Yes, an assessment fee covers the trip out and a technician's time to diagnose the problem. The amount depends on the service and your location; we'll quote it when you call. The assessment fee is credited toward the repair if you proceed with the work.

Do you give quotes before work starts?

Yes. After we diagnose on-site, you get a written quote before any work begins. No surprise invoicing.

Do you offer warranties?

Yes, a craftsmanship warranty on every job, plus whatever the manufacturer warranty is on fixtures and equipment. Warranty terms vary by scope; we spell them out in writing on the quote.
